TPO, EPDM, and modified bitumen are three of the most common low-slope commercial roof systems, and each has different characteristics worth understanding when evaluating a building's roof.
TPO (Thermoplastic Polyolefin)
A single-ply membrane, heat-welded at the seams, commonly used on low-slope commercial buildings. Seam quality is a key factor in long-term performance — heat-welded seams that are properly executed tend to hold up well, while poorly welded seams are a common failure point.
EPDM (Rubber Membrane)
A synthetic rubber membrane, typically adhered or mechanically fastened, valued for flexibility across seasonal temperature swings. Seams are usually adhered rather than welded, and seam adhesive failure over time is a common issue to watch for.
Modified Bitumen
A layered, asphalt-based system often used in multi-layer built-up assemblies. It's generally more puncture-resistant than single-ply membranes but can be prone to blistering, alligatoring (a cracked surface pattern), or granule loss over time.
What to compare across systems
- Seams and penetrations: how the system handles seams and roof penetrations is often more important to long-term performance than the base material alone.
- Ponding water tolerance: drainage design matters more than material choice for ponding water resistance.
- Maintenance implications: each system has different inspection points and common failure modes to watch for.
- Repair vs. replacement considerations: repairability varies by system and by how extensive any existing damage is.
